Renewal rents against new-let rents, area by area

Decree 43 of 2013 limits what a landlord can add at renewal, so the longer a tenant stays, the further their rent can sit from the open market. This page measures that gap from registered Ejari contracts, across Dubai and by area.

This is the rent cap accumulating. Decree 43 of 2013 limits what a landlord can add at renewal, so the longer a tenant stays, the further their rent can sit from the open market. Moving resets a rent to the new-let rate, and adds the agency fee, the deposit and the Ejari registration on top.

By area

Areas with at least 200 contracts on each side. A negative figure means renewals price above new lets there, which happens where new-let rents have fallen below what sitting tenants were paying.

What this is and isn’t

Residential only. Commercial leases run this gap in reverse — renewals record higher medians than new lets, because the two sides are not the same stock — so mixing them in would put industrial zones at the top of a table about homes.

It compares two groups of contracts, not the same home over time: DLD’s rent data carries no unit identifier. So it answers “what do sitting tenants here pay versus new tenants”, not “what will your own rent do”. For that, check what your landlord can legally charge.
