Covering 1,768,393 transaction records and 3,459,821 tenancy contracts, with transaction dates to 28 August 2026. Sale figures are the twelve months to that date unless a label says all years; ready (resale) and off-plan (launch) registrations are never pooled. Gross rental yields in Dubai's most active areas run from roughly 7.0% to 9.6%, computed as the median registered NEW-LET rent per square foot — renewals are capped under Decree 43 of 2013 and sit below new lets, so they are excluded — over the median registered sale price per square foot of ready homes, resales rather than off-plan registrations, both over the twelve months to 28 August 2026. International City Ph 1 is the highest of the areas with at least 500 ready sales and 1,000 registered tenancies, at 9.6% on 1,273 ready sales and 9,542 tenancies. These are gross figures: service charges, agency commission and void periods are not deducted, and service charges in Dubai are commonly a fifth to a third of the rent.

Where registered sales under AED 1M happen

Share of each area's registered sales in the last twelve months priced under AED 1M, ready resales and off-plan registrations separately, each with its count. The two are not the same market: 70.4% of all sub-AED-1M registrations in the window are off-plan launches — a payment plan on a home not yet built — not resales of homes anyone can move into. Areas need at least 100 sales on each side to appear; showing the 15 largest ready shares of the 42 that clear it. Why some cells are blank.

These count apartments, villas and townhouses only — land plots and commercial units are excluded, which changes the order.

Three things are easy to quote wrongly. Medians here describe the last twelve months, not the whole record: Dubai has risen far enough that an all-time median is a historical price, and the only all-time figures on this page are counts labelled as such. Ready resales and off-plan registrations are different markets and are never pooled here. And all yields shown are gross — service charges alone commonly take a fifth to a third of the rent, so a net figure is materially lower.
