A developer’s advertised price is a claim by a seller about a sale that has not happened. A Dubai Land Department record is a price somebody paid. Both are useful; they are not the same thing, and this site never blends them.

Method: how the comparison is made, and when it is withheld

Advertised figures are collected from developers’ own websites and never enter any median, trend or yield anywhere on Keyva. Where a developer quotes a “from” price it is compared against the cheapest quarter of recorded sales rather than the median, so both sides describe the entry level, and only against the same size of home — a two-bedroom starting price set against a tower of one-beds reports the unit mix, not the pricing.

And only against the same kind of purchase. A developer sells its own unbuilt stock, so an advertised price is set against other off-plan sales rather than against resales of finished homes — a unit bought on a floor plan with three years of construction ahead of it is not the same product as one you can walk through and let next month.

A project with an advertised price but no percentage beside it is one where that test failed. The price is still shown, with what actually sold, so you can see both without us claiming a comparison we cannot make honestly.

The two sides are not from the same instant and cannot be. An advertised price is a claim made on the day it was captured; the recorded side is the middle of what registered over the last 24 months, a window wide enough to give thinner projects a fair sample. Both dates are stated above the table so you can judge how far apart they are rather than assume they match.
