Matched volume, not a league table — how the matching works and where it fails
DLD transaction records carry no developer field. A project is linked through the developer entity named against it on the Land Department’s project register — often a company registered for one tower rather than the brand you know — and by the project’s name where the register names nobody. That reaches 2,917 of 3,091 projects, covering 98% of residential sales.
It fails in two ways, and neither is visible from the order below. Some brands have nothing attributed at all — Dubai Holding, Aldar and Dubai Properties build at scale in Dubai and currently show no sales here. Others build through one company per tower and are matched only in part, so their figure is real but far short of what they have built. Read this as how much we could match, not who sells the most.
What a developer's name is worth
Each builder compared only against sales in the same area with the same off-plan or ready status. Without that control, a developer looks expensive simply for building in expensive places.

A premium is not a verdict on quality — it may reflect finish, layout, amenities or brand, and a buyer can reasonably decide it is worth paying. Each cohort is compared month by month against the same area and the same completion status, weighted by the developer's own sales in each month, so it measures the builder rather than the years they happened to sell in. Shown only where a developer has at least 30 sales in an area and 150 comparable sales overall, and where the area still cleared 15 sales in the month being compared once that developer's own sales were taken out of it. That last rule matters: the baseline is the area, and the area contains the developer, so a builder who is most of what sold in a month was largely being compared with themselves. Those months are dropped rather than counted, which raised Emaar Development's figure from 23% to 30%. The overlap that remains cannot be removed from two medians, so a large developer's premium is still the more conservative of the two readings.
